House prices in Ireland differ dramatically across regions

The median house price across the Republic of Ireland in 2025 was €360,000. However, this figure hides significant regional differences.

The Greater Dublin Area had the highest house prices. In Dublin the median house price was €462,000 - 28% higher than the national median.

In contrast, the Northwest of the country had the lowest house prices, with the lowest being in Louth at €155,000 - 57% lower than the national median.

A primary driver of the higher cost of housing in the Greater Dublin Area is the concentration of economic activity in Dublin. This acts as a magnet, increasing housing demand in Dublin and its neighbouring counties, driving house prices up.

Policy initiatives to accelerate the development of regional infrastructure, distribute economic investment and activity more equally and empower remote working could help to alleviate rising house prices in the Greater Dublin Area whilst simultaneously reinvigorating regional centres beyond the nations’ capital.
